Bay Shore has the most mixed housing stock of anywhere we work. Around fifteen per cent of the homes here predate 1940, and they sit on the same streets as Capes and hi-ranches from the fifties through the seventies. You will find Victorians, American Foursquares and Tudors a few doors from a 1963 ranch.

It is also the least suburban town on our list. Only about half the housing is detached single-family. The rest is two-family homes, converted houses and apartments, concentrated toward downtown. That means we get two quite different kinds of call here.

Two kinds of work in Bay Shore

Older homes, where the materials are not modern. A Foursquare or a Victorian has plaster walls, deep trim profiles that are no longer manufactured, and doors that are solid rather than hollow. None of that is difficult, but it is unforgiving of shortcuts. A modern colonial casing butted against 1915 trim is obvious from across the room, and a plaster wall patched like drywall cracks again by the following winter.

Turnover work between tenants. This is a different job entirely. It is a race against a vacancy, and what matters is that the list gets closed out in one visit: patch and paint, door hardware, blinds, closet doors and tracks, towel bars and fixtures reseated, smoke and carbon monoxide detectors mounted properly rather than stuck to the ceiling.

Access is a real factor downtown. Parking near Main Street and the side streets off it is genuinely tight, and some of the multi-family houses have narrow stair access that limits what can be carried up in one piece. We would rather know that when quoting than discover it on the day.
